How to fight your property taxes in georgia












The best way to fight a property tax assessment in Georgia is to be proactive and file the PT-50R before the April 30thdeadline (the deadline in some counties is March 31st).? Your county can give you all the information that you need to complete the form.? Along with the PT-50R, you will need to provide evidence to support your reduction.









Instructions

First you will need to research comparable properties that have sold within the last 6 months.? Make sure that the properties are in the same county and the same general area as your property.? The comparables should have the same number of bedrooms and bathrooms and be reasonably close in square footage to your property. ??You will need details from the property including the sales price, address, and square footage.? It is also helpful to have a picture of the property that you can send to the county to show that the house is similar to yours.

Once you have the information you need to build a spreadsheet that lists the properties with the sales price, square footage and address.? The best way to compare the properties is on a price per square footage basis.? You can calculate this by dividing the sales price by the total number of square feet.? If you have a property with a price per square foot that falls way outside of the average, it is a good idea to remove that item from your selection.? Next, take the calculated price per square foot number and multiply by the total number of square feet in your property.? This should give you what your assessment should be based on the comparables in your area.

Lastly, you will need to draft a letter stating why you think your assessment should be the number that you calculated.? This letter does not have to be written by a lawyer and really does not have to say anything more than ?based on the comparable sales in my area, my property assessment should be x?.? Send this cover letter with your completed PT-50R, and your spreadsheet to your county assessor.













Tips & Warnings


Your local assessor will still send you a notice of assessment that may or may not be the amount that you filed.? Usually the number is lower than it would be if you had not file anything, but if you still think the number is too high, you still have the right to appeal the assessment within the 30 day appeal window.? The PT-50R form can be downloaded from the Department of Revenue website or from a site like Docstoc.com.?
